Local conditions

Multi-unit buildings, damp basements and shared circuits

Our East Orange basement job was in a multi-unit property with a damp shared basement. The repair had to keep tenants able to get in and out safely while the lighting was isolated.

We do not state East Orange housing, rental or code facts here. Tell us if the work touches common areas, because someone has to agree to it.

Shared basement and common-area circuits

One shared circuit can serve several households. We ask who uses it before we turn it off.

Keeping tenants safe during repairs

On the basement job we put up temporary access lighting before we isolated anything.

Permits and inspections in multi-unit work

It depends on the work. On the basement job the scope was reviewed locally and any inspection was set up with the superintendent. We do not state township rules on this page.

Field notes

Four-unit building: a tingling basement light fixture, traced and fixed

✓ Completed Jun 25, 2026

What we found and fixed

Residents of an East Orange four-unit building felt a tingle from a metal basement light housing. The superintendent needed the basement usable, so we arranged temporary lighting before isolating the circuit. The lamp still worked, which had hidden how serious the fault was. Testing found a broken equipment-ground path at a corroded box connection, because damp had worn away the bonding. We renewed the box bonding and replaced the corroded fittings, and continuity and protection checks passed. Adding another ground electrode would not have fixed that connection, and we explained why. The tenant route was kept clear throughout.

A metal enclosure needs a dependable fault-current path, even when its lamp still operates.

Our electrician from East Orange

Our electrician’s advice: do not take a light that still works as proof that its enclosure is safe.

A tenant kitchen that ran on stacked adapters

We asked how the countertop was used and which appliances run together, then laid out permanent outlets and the branches to feed them. The work was coordinated with the landlord and the tenant’s schedule.

An entrance intercom that kept losing power

We noted which calls and release buttons failed, and when. That separated a failing shared power unit from apartment-specific faults. We replaced it with a compatible listed unit and checked each apartment.
