Overview

What an electrical inspection checks and why it is worth doing

An electrical inspection is a visit from an electrician who examines the electrical system of a property and reports what is safe, what is worn and what needs fixing. It is not the same as a permit inspection by the local building department. Inspections start from $49. Call (213) 322-0128 to book. See all of the electrical services we offer for repairs that follow.

People ask for an electrical safety inspection when they are buying a house, renting to new tenants, planning an extension, or have been told by an inspector or insurer to have the wiring looked at. A home that has been altered many times is a common reason.

We do not promise a certificate or a letter for a landlord, insurer or city. Findings are explained after the visit. Depending on what we find, you may want electrical repair, wiring repair, repairing a faulty panel, smoke alarm installation or protecting against power surges. If old wiring is found, read about whole-house rewiring.

The visit

What happens during an inspection visit

  • Call us, or send the form. A form request gets a callback in about 5 minutes.
  • We agree what the inspection covers and how we get access. Tell us the type of property, the reason for the inspection and any deadline.
  • We agree a time. Same-day service is possible in many cases, and if not, it is usually the next day or within a few days. Ask about timing when you book. We do not promise to meet a deadline before we hear about the job.
  • The electrician inspects the system.
  • Findings are explained, with photos where useful, and anything that could not be reached is recorded.
  • You get repair options and prices, and you decide whether to book the repairs.
  • The panel, its condition and its labels.
  • Grounding and the connections at the panel.
  • Outlets, switches and the devices on them.
  • The condition of visible wiring and junction boxes.
  • GFCI and AFCI protection where it is fitted.
  • Smoke alarms where we are asked to check them.
  • The load on the circuits.

Field notes

Field notes: purchases, rentals and extensions

✓ Completed Jan 8, 2026

A buyer was purchasing a house with several rounds of visible alteration and wanted to know what needed fixing and what was cosmetic. The inspection found two inaccessible junctions, one damaged device and circuits that were not fully labeled. A stored-goods area could not be reached, so we recorded it as a limitation rather than leaving it out. We gave the buyer a prioritized findings record with photographs and defined repair scopes. The inspection did not by itself justify replacing everything. The relevant reference is NFPA 70 (NEC), 110, 314 and 408.

A useful inspection report states what was examined as carefully as what was found.

Our electrician

Our electrician’s advice: agree the inspection scope and the access arrangements before the appointment.

A landlord between tenants

✓ Completed Jul 23, 2026

A landlord asked for an inspection before new tenants arrived. We checked the agreed areas and found a defective protective device. We listed the required repairs separately from optional improvements. After the authorized repair, a follow-up check gave the landlord a clear record for the property file.

A capacity survey before an extension

✓ Completed Jan 13, 2022

A homeowner preparing an extension wanted the existing capacity assessed first. We surveyed the distribution equipment, collected load details and identified the circuits the work would affect. Access limits and missing equipment details were recorded so the designer would not rely on guesses.

Common questions

Electrical inspection questions, including SB 382

How much is an electrical inspection?

It starts from $49. That is a starting price and your cost may differ. We explain what the visit covers on the call.

Yes. Timing is given on the call, because it depends on the schedule. We do not promise to meet an escrow date before we hear about the job.

We do not promise a letter or certificate. Findings are explained after the visit.

Not as a mandatory inspection. California’s SB 382 (Civil Code 1102.6i) created a seller notice that advises buyers it may be advisable to have the electrical system inspected. Read our SB 382 blog post. We do not cover New Jersey requirements on this page.

No. A permit inspection is carried out by the local building department. Ours is an electrician’s inspection.

We can look at them. For installation and the rules, see smoke detector installation and our blog on the California smoke detector law.

Red Electricians offers a standard warranty on its work. Ask your technician for the details when you call.
